(NYSE: CXW) is a diversified, government-solutions company founded in 1983 and headquartered in Brentwood, Tennessee, recognized as the nation's largest owner and operator of partnership correctional, detention, and residential reentry facilities in the United States. The company operates through three segments — CoreCivic Safety, CoreCivic Community, and CoreCivic Properties — providing corrections and detention management, a network of residential reentry centers aimed at addressing America's recidivism crisis, and government real estate solutions to federal, state, and local agency partners. As of late 2025, CoreCivic manages approximately 76,800 active beds across its correctional, detention, and reentry portfolio, and generates roughly $2.1 billion in annual revenue, predominantly derived from long-term government contracts with agencies such as U.S. Immigration and Customs Enforcement (ICE), the U.S. Marshals Service, and the Federal Bureau of Prisons. Formerly structured as a REIT through 2020, CoreCivic transitioned to a traditional C-corporation in 2021 and continues to operate as one of the largest private owners of real estate utilized by U.S. government agencies, with CEO Patrick Swindle leading the organization since late 2025.
